Architects are responsible for the design while the General Contractor is responsible for construction. The General Contractor is obligated to perform exactly what is indicated or inferred by contract drawings and specifications. This method is the oldest way to buy construction services.
The Construction Manager is a professional management team with focus on construction. We specialize in organizing and buying the various components of the Project and administer the work on behalf of the owner. The Preconstruction phase is likely to involve interface with Architect, but with no control of Architect. The Architect control is left up to the Owner. This method is usually used on larger scale projects.
