RESPONSIBILITIES
The below list of duties is not intended to be an all-inclusive list, nor is it arranged in order of priority. These duties are not meant to restrict initiative but rather describe minimum activities. The duties of this position shall range in complexity and nature depending on the needs of the department and company. Estimator duties shall include, but not be limited to:
- Prepare detailed cost estimates by analyzing project documents (RFPs, plans, specifications, due diligence, photos, and any relevant information).
- Develop/prepare conceptual estimates with minimal Subcontractor assistance using limited preliminary design documents and bid information.
- Create project specific Requests for Proposal (RFPs).
- Develop Subcontractor/Supplier trade specific scopes of work as needed.
- Prepare project milestone schedules with input as needed from Subcontractors and Suppliers.
- Qualify and level Subcontractors and Suppliers to ensure proper coverage and reduce scope gap.
- Review in depth geotechnical and engineering information to determine risk areas of projects, specifically related to site conditions.
- Coordinate with applicable project engineers and stakeholders to determine other areas of risk/priority on each project.
- Communicate crucial project components with the Estimating Manager throughout bidding.
- Complete Bid Forms and Proposal Packages as required for submission to Client.
- Interact with Clients, Architects, Engineers, and Local AHJs to understand and incorporate project objectives, schedules, permits, costs, etc.
- Meet deadlines with minimal supervision.
- Perform material and quantity takeoffs from project documents.
- Audit project success and failure, identifying key takeaways.
- Continue to work with Project Management for proper buyout after a project is awarded and confirm a complete “hand off” is executed.
- Document known issues and areas with potential pitfalls and identify them.
- Attend site visits and pre-bid walkthroughs to fully understand projects.
- Work with the Chief Financial Officer to understand tax and pertinent entitlements for Federal, State, Provincial, and Local Governments.

QUALIFICATIONS
- 5-10 years’ experience in commercial construction estimating.
- Strong negotiation skills and ability to effectively manage costs.
- Understanding construction site operations and project management processes.
- Understanding of contracts and cost control principles
